Are you thinking that 2009 might just be the year you go Home Owner?
There are many programs BESIDES the 1st time homebuyer tax credit that you may be eligible for.
Depending on where you live, there's probably an assistance program out there for you.
A good place to start is to ask your lender what Buyer assistance programs they offer.
Some programs like the PA Keystone 1st Time Home Buyers Program offer significantly reduced interest rates and some assistance with or waiving of some closing costs which can usually run between $6000-$10,000 depending on what you're purchasing. Certain restrictions on purchase price and income limits apply.
Other programs include the My Community Program which is easier to qualify for, can reduce your PMI (Private Mortgage Insurance), and is more flexible in terms of credit score and down payment required.
Another program, the HOMEstead Down Payment and Closing Cost Assistance Loan, provides a no-interest 2nd mortgage loan of up to $15,000 useable towards closing costs and/or down payment. There are fees involved but you can use this money to pay them during the transaction.
You'll find every program to be different in terms of what they offer and who they can offer it to. Most have restrictions on Income and some are restricted to certain areas of Pennsylvania.
